Do I need a commercial REALTOR® to sell land in Rocky View County?

You’re not legally required to, but land in Rocky View County is priced on what a buyer can do with it: zoning, servicing, access, subdivision potential and County planning direction. A REALTOR® who works in the County regularly will price it accordingly, and knows which developers and investors are actively buying in Springbank and Bearspaw right now.

What’s the difference between selling a commercial property and a home?

Commercial property is valued primarily on income, potential income or development potential, rather than on comparable finished homes. Due diligence periods run longer, buyers are typically businesses or investors, and financing is underwritten differently. Marketing also targets a narrower, more sophisticated buyer pool than a Calgary residential listing reaches.

What is a cap rate and why does it matter?

The capitalization rate is a property’s net operating income divided by its price.
